The site comprised a number of retail units split by a central main road, connected by an overhead bridge and was also unusual, in planning and land issue terms, in that part of the site which was directly adjacent to the Dutch border, with the delivery area and seven of the parking spaces only being accessible from a road situated in The Netherlands.
