Case Study: Breidenbacher Hof, Düsseldorf
For more than 175 years the Breidenbacher Hof in Düsseldorf epitomised the ultimate in European luxury and hospitality. It finally closed in 1999 after falling into disrepair. ChandlerKBS was commissioned in 2004 to undertake a due diligence exercise for the refurbishment of the property. Following this work it was decided to demolish the existing building and to develop the new Breidenbacher Hof. ChandlerKBS undertook the full development management, client's representative and project management role necessary to realise the project.
The new building was planned as a mixed use inner city scheme of circa 30,000 sq m containing a 92 room luxury hotel, 19 duplex and penthouse apartments, luxury retail and office space and a basement car park.
Following 40 months of construction the property re-opened as a new Breidenbacher Hof on 19 May 2008, 196 years after it first opened its doors and 4 years after its demolition.
Large crowds of several hundred people queued at the doors to get a glimpse of the interior. Once allowed in the crowds marvelled at mirror-finish marble, shiny gold leaf applications of the ceilings, huge flower arrangements, deluxe carpets, the dimly-lit bar in a zebra-look, and the leather floor in the cigar lounge.
ChandlerKBS' services have spanned the full project lifecycle from due diligence of the existing property through the realisation of the new build project and now into the asset management of the property.
